Our client is the management company for one of London’s premier apartment blocks which was designed approximately 10 years ago by one of the UK’s finest architects and now sits on the south bank of the Thames with impressive views over London.
The block contains 100 very high quality apartments with a separate block for leisure facilities and a tennis court. It is currently managed by an Estates Manager and 12 on site staff and serviced by several specialist sub contractors. The Management Company currently play quite an active role in the running of the building but this is set to change.

The property is of an age where the program for minor capital works, upgrade and replacement is now becoming quite substantial and the management committee want more control over these works not only from a management perspective but also in terms of quality of work and the long term effect on the property life cycle costs etc. In addition these works will affect the tenants and it is important that this is managed in an appropriate way.

We are therefore looking for someone who can take responsibility for the building on behalf of the Management Company and manage it more effectively.

Summary of the role:
• Liaise with and report into the management company
• Look after all the building and maintenance issues, condition surveys, insurance etc
• Manage all major and minor projects and reactive and planned maintenance
• Approve any drawings that are proposed and review and renew the common parts of the building
• Undertake the pre sales surveys and other surveys as and when appropriate

The individual:

Candidates are likely to come from a Building Surveying (or equivalent background) and ideally will be educated to degree level, with a chartered professional qualification in a property/built environment related discipline.

They will need to be able to demonstrate the following attributes:
• A proven track record of managing a complex and high quality residential property / portfolio, staff and budgets wither with a consultancy or directly with a client organisation
• The ability and technical expertise (inc PI cover) to undertake condition surveys
• Conversant with current building management software
• The personal skills required to develop and lead an effective and well-motivated, multi-disciplinary and multi-task estates and team
• A sound understanding of the legal and financial aspects of property projects and transactions
• Fit-out and project management experience
• High level strategic planning and organisational skills, including forward planning and forecasting
• The ability to respond appropriately to tenant’s demands and expectations and manage them accordingly
