Head of Maintenance and Estates, near Newbury

Salary: GBP 50,000 - GBP 60,000 per annum (depending on experience)

Hours: 40 hours per week, 8am - 5pm Monday to Friday with some evening/ weekend working

THE JOB ROLE

The role of Head of Estates and Maintenance is to ensure that the site remains operational and in excellent condition. Responsible for the delivery of the planned and reactive maintenance of the buildings, grounds maintenance (which comprise of extensive playing fields, gardens, wooded areas, roads, car parks and gardens), site security, management of the vehicle fleet and other equipment. The role is wide ranging and other responsibilities include the planning, management and delivery of small and medium scale projects. The post holder is also responsible for taking a leading role on Health and Safety, and managing a large team of committed and skilled operatives.

DUTIES

* Planned Maintenance: To manage the cyclical condition survey of all buildings and grounds assets in order to inform master-planning and planned maintenance work, and which leads to the production of a five year planned maintenance programme.
* Reactive Maintenance: To manage reactive maintenance support in accordance with an agreed service level agreement and to monitor and report performance.
* Safety and Compliance: To ensure that the site is a safe and compliant environment. To ensure that the site is safe for everyone through a planned preventative maintenance programme that demonstrates compliance across all relevant regulations, including: Asbestos, Legionella, DDA,
* Health and Safety, Fire, Planning and Building Regulations, Electricity, Gas, Boilers, Noise
* Grounds Maintenance: To ensure that the site is an attractive and safe environment and to guide the in-house grounds team in the delivery of an effective and efficient soft facilities support
* Health and Safety: To act as the senior Health and Safety Advisor. On a day-to-day basis to ensure the operation is safe and compliant. To chair the Health and Safety Committee.
* Budget Control: To prepare and submit an annual budget and keep records of expenditure. To monitor and report commitment and expenditure in accordance with the financial directive.
* Materials and Tools: To control the purchase and custody of materials and tools. This includes fuel and utilities; electric, gas fuel oil, petrol and diesel. To ensure stock items are controlled and monitored to ensure the efficient and effective deployment of resources.
* Site Traffic: To work closely with the Operations team, to organise and control the traffic and movement around the site on official functions
* Contractors: To deploy contractors effective
