Lifecycle Manager - Property - Salford Quays, Manchester

Salary: Up to 60k plus car allowance

The Company

Our client is a leading global student accommodation provider with presence in several countries including United Kingdom, Australia, New Zealand and United States. In the UK, our client is home to over 13,000 students in over 20 different locations, boasting quality facilities.

The RoleThe client is now looking to recruit an asset lifecycle manager who will report into the Head of Estates and will take the lead in strategic lifecycle planning, constructing and maintaining lifecycle models, providing support to operations and leading the delivery of life cycle work programmes.

The Lifecycle Manager will work closely with Maintenance Managers, providing expertise and maintenance of detailed lifecycle models for assets across the national portfolio to ensure fund sufficiency is maintained. Other stakeholders will include procurement team and Capital works manager to ensure best value is achieved across all lifecycle delivery. This role would suit those that have strong experience using lifecyle models and excellent excel skills.

Role Responsibilities:

* Measurement, collection and maintenance of asset data through condition surveys.
* Lifecycle cost modelling.
* Manage the delivery of lifecycle projects.
* Undertake effective forecasting and reporting of life cycle budget
* Develop condition based risk assessments and whole life management strategies of property portfolios.
* Statistical cost and condition analysis.
* Ensure that forecast life cycle expenditure is aligned with contract obligations.
* Liaise with the operations team, client, technical advisers, funders, SPV and all other stakeholders in respect of programming and planning of lifecycle works.
* Manage and undertake the reporting and updating of condition surveys.
* Writing reports and analysing data including financial reports.
* Work with the capital works team regarding life cycle works and planning.
* Work with the Procurement Manager in the procurement, management and delivery of life cycle works
* Develop and maintenance a life cycle asset management strategy for the portfolio.

Essential Skills and Requirements:

* Strong lifecycle management experience
* Proven experience of complex and substantial lifecycle fund management
* Excellent MS Excel skills
* Resilient and tenacious
* Experience of working within a fast paced and reactive environment
* Up to 10 years experience in the built environment
* Degree level qualification in a property / cost planning discipline or commensurate related experience.
* Ideally from a building surveying, quantity surveying, project management or engineering background.
* Proven background in the student accommodation market/sector (desirable not essential)
* Operational management of lifecycle works, including the negotiation of lifecycle works with subcontractors.
